What most people don’t realise in Australia is that around 60–70% of all home loans are written by mortgage brokers, not directly by banks.
And there’s a reason for that.
Mortgage brokers don’t work for just one bank. They work across multiple lenders. That means they can take your personal circumstances and put them in front of a range of banks to work out who will lend you what — and, just as importantly, which loan structure actually suits you best.
Different banks will lend different amounts for the exact same situation. One bank might lend you $750,000, while another could lend you $850,000.
That’s where a good mortgage broker earns their keep — doing the work to find the lender that works best for you.
They save you time, money, and costly mistakes.
